A longtime veteran of Austin real estate, Rance began his real estate career in 1986. After graduating from Principia College, he worked with Lee & Associates Commercial Real Estate Services Inc. in booming Ontario, California. For 8 years, Rance engaged in commercial real estate transactions, specializing in industrial and commercial brokerage services for property owners, developers, financial institutions, and Fortune 500 companies. In 1994 Rance founded an Arizona-based development company focused on retirement living. During his tenure as President of Florence Buttes Inc., Rance was responsible for land acquisitions, financing, entitlement, construction supervision, and project management in the fast-growing Phoenix region. Rance continued to operate Florence Buttes Inc. and its successor entity, RKR Properties, LLC until the last lots were sold in 2004.

During this successful run, Rance decided to branch out in 1996. He co-founded Homes Direct Inc., a Florida based finance company that offered subprime financing as well as home sales for the burgeoning manufactured-home industry. Rance was responsible for operations, corporate finance, and underwriting guidelines. The concept and company were sold to The Associates, a Ford Motor Credit Company in 1998. After the sale, Rance relocated to Texas to continue his brokerage, management, and development career.

Fortis Realty Services, LLC was formed in 2004, with Rance as the sole Principal. He provided real estate brokerage services as well as association and property management services. In 2007, FORTIS expanded to include residential and commercial development.

Rance partnered with two other individuals to form Interurban Development in 2004. Interurban specialized in urban and near urban condominium and townhome development in Austin, TX, and Atlanta, GA. Rance moved on from Interurban in 2007 and expanded Fortis in the areas of brokerage and management. To independently pursue development opportunities, he started MadNic Construction in 2009 and has now added several supporting entities to the mix.


VP of Marketing


Scott has 19 years of experience in sales, marketing, and brand management. Early in his career, Scott worked with consumer product goods introducing them to new markets in the DFW area. His career moved him to Chicago where he pursued an interest in automotive marketing and worked on the agency side by engaging in lead generation, experiential marketing, and brand awareness for General Motors. Scott moved back to Austin in 2009 to work with Audi of America managing identity and brand standards with dealerships across the country. Scott’s passion for marketing in the luxury segment led him to Aspen Heights where he was a regional marketing manager. Most recently, he was the director of marketing for Core Spaces—who focuses on mid to high-rise products near college campuses nationwide. Scott joined MadNic in February 2016 and has since helped the company scale appropriately with branding and marketing efforts. 


VP of Operations


Kurtis has 25 years of diverse experience in operations management across the real estate industry. Born into the business, Kurtis began his career as a sales agent right out of college when he joined his family’s real estate company and eventually managed three offices with over one hundred agents in the suburbs of Chicago. In addition to overseeing operations for the residential side of the business, Kurtis also managed the company’s portfolio of commercial properties. Eventually, Kurtis transitioned to the family’s construction company where he overhauled process and technology to increase profits on large residential remodeling projects. After 22 years in the Chicago market, Kurtis moved his family to Austin to accept a position in corporate operations at Keller Williams World Headquarters. In 2019, Kurtis joined the team at Capsa Ventures where he oversees all operations for the suite of businesses that encompass real estate development, construction, and brokerage.
